COMMERCIAL property INSPECTION

We provide commercial property inspections in Gainesville, Alachua County, and throughout North Florida and Southern Georgia. Our commercial property inspections are designed to provide real estate buyers, investors, and owners. These inspections aid in understanding the condition and functionality of the major components and systems found throughout the buildings. We inspect over 200 different systems and components throughout the exterior and interior spaces, roofs, attics, crawlspaces, electrical systems, HVAC systems, plumbing systems, and more. All commercial property inspections include thermal imaging to identify water and air leakage, functionality of the HVAC and plumbing systems, and temperature-related defects with electrical systems. A written report with full-color images is provided for all commercial property inspections within 48 hours of the completion of the on-site inspection.

MULTI-TENANT INVESTOR PROPERTY INSPECTIONS

Multi-Tenant properties can consist of business and/or residential spaces. Since these properties typically house numerous tenant spaces and are commonly multi-story, the systems and components are commonly sized and equipped similarly to those of commercial properties. Further, multi-tenant buildings are required to have specialized fire separations and barriers that would not necessarily apply in a single-family dwelling space. All multi-tenant property inspections are completed through a blending of the commercial and residential inspection standards where they apply. These inspections can be used for real-estate transactions or for current building owners to assess system and component conditions and required maintenance. All reports are delivered with full descriptions of the issues identified and full color images.

Accessibilty (ADA) assessments

Accessibility Assessments review a property’s  compliance with the 2010 Standards for Accessible Design guidelines. These guidelines are for compliance with the Americans with Disabilities Act (ADA). Our Accessibility Assessments include an on-site survey of the interior and exterior areas including meeting spaces, stairways and ramps, restroom facilities, parking lots, egress and emergency access and more. A written report highlighting areas for improvement as they relate to the published Standards is provided for all Accessibility Assessments.

INVESTIGATION & SYSTEM SPECIFIC CONDITION DOCUMENTATION & INSPECTION

On-going property ownership and maintenance involves repairs and updates to specific areas of the building and property. Greenwood Property Inspection Services can aid property owners in assessing the condition of building systems, performing root-cause analyses of on-going issues, and establishing baselines for systems and components. Roof condition assessments, exterior cladding assessments, and HVAC system performance and diagnostics are some of the investigative and system specific inspection services we can provide.

INSURANCE 4-POINTS & TYPE I WIND MITIGATIONS (1802)

For buildings up to 3 stories in height, our inspectors can help you find deductions on your property insurance by identifying wind/hurricane mitigating features of the building’s roofing system. Our inspectors will perform an on-site assessment to the 1802 form standards set by the Florida Office of Insurance Regulation (OIR) and document those finds for you to submit to your insurance provider. Wind Mitigation documentation is valid for a period of 5 years and new roof covering replacements generally qualify for insurance deductions when upgrades to the roofing system are made.

These systems can include 3-phase electrical systems, commercial grade HVAC systems, commercial grade plumbing components, swimming pools, auxiliary buildings, and smart home features and automation. Our inspectors skilled at applying their knowledge and experience in commercial property inspection to assess these types of systems in residential estates, custom homes, and luxury properties.

thermographic inspections

Thermographic assessments are used to identify temperature differentials in materials to reveal defects not observed by the un-aided eye. Our thermographic assessments can help to identify moisture intrusion issues such as roof and plumbing leaks, energy efficiency issues that can increase the demand on HVAC equipment and increase energy costs, and identify electrical and plumbing issues, defective photovoltaic systems (solar systems) and HVAC system issues not visually identifiable. We include thermographic assessments on all commercial property inspections by conducting an on-site survey and providing a written report documenting our findings and recommendations.

Our new construction phase inspections provide oversight during the construction process to ensure your building in completed to the required plans and current standards. Independent of government inspectors, our phase inspections include on-site assessments during the various major stages of construction to assess the installation of the foundation, framing, electrical, plumbing, HVAC, roof, and other systems. We provide written reports for each phase and documents issues found and deviations from the required plans.

sedimentation & erosion control (SEC) inspections

Our inspectors are certified through the Florida Department of Environmental Protection (FDEP) as Certified Stormwater and Erosion Control Inspectors. SEC Inspections assist the construction industry in maintaining Best Management Practices (BMPs) for managing erosion and runoff on construction sites.  Our inspections provide on-site technical expertise in identifying and managing worksite erosion and runoff issues, as well as assisting project managers with developing and maintaining proper documentation and records keeping programs.

permit history reports

Permit history reports are used to identify permitted and potentially un-permitted construction and repair activities over the history of the property. These reports can help you find work that was not properly closed out, revoked or suspended permits that work was still completed on, and help determine the age and potential remaining useful life of systems such as roof coverings, HVAC systems, and water heaters. Our inspections will conduct a full permit history investigation with the local building departments and provide a full written report of the findings.
