Have a question? We have answers.

A commercial property inspection is a thorough and detailed assessment of a commercial building. The goal is to identify defects, safety concerns, and maintenance needs that you, as the owner will be responsible for. An inspection can be all encompassing, or specific to one or several systems of the building.

All commercial property inspections are performed to exceed the minimum standards set by CCPIA and ASTM. The full scope of an inspection is determined based on your needs as the client. Your inspection can included a detailed review of one specific system, or a full blown assessment of the entire property.

The cost of a commercial property inspection is determined after consideration of several factors. The scope of work, specific inspection needs, type and size of the property, and location are all taken into consideration when building an inspection cost.

The length of time of a commercial property inspection depends on the size, scope of work, and items we run into during the inspection. A full inspection can be as quick as 2 hours, or as long as several days. In your proposal, we will detail our estimates on the length of time for the on-site work.

All commercial property inspections receive a full written report that details the findings with descriptions and photographs. The length of your report will depend on the scope of work and the condition of the property. Typical commercial property inspection reports average between 40 and 50 pages. A Phase 1 ESA report can exceed 1,000 pages.

Our commercial property inspector team is led by owner Will Greenwood. Will maintains qualifications through numerous certifying bodies including CCPIA, ICC, InterNACHI, ASTM, and many others. Greenwood has been performing commercial property inspections since 2018 and conducted assessments on properties throughout Florida including several major facilities such as the I-10 and I-75 welcome centers owned by the State of Florida, and Gainesville’s own Thomas Center, owned by the City of Gainesville.

We try to make the process simple and easy when you request a commercial property inspection. Once you return your signed proposal, we ask that you provide any due diligence documents provided by the sellers, and respond to any requests for information we may have as part of your inspection scope of work. We can handle everything online for your convenience for our out-of-town clients.

We encourage our clients to attend at least a portion of the inspection so you can show us any specific concerns you may have, ask us any questions you think of, and/or to get a review of the findings before the report is issued.

A commercial property inspection is never a pass/fail assessment. Every client is unique in that you may accept certain defects that another person may not. All inspection reports aim to outline the concerns we find and convey them in a manner that allows you to make an informed decision about your property.
